NetCMG has recently been engaged, on an exclusive basis, to procure corporate sale-leaseback transactions for an institutional client who themselves have a mandate to put out up to $4 billion over the next 24 months. Amongst other things, our arrangement with this client means that they compensate us for procuring the transactions, not the Seller.
Their investment requirements are:
- Minimum 6.00% cap rate
- The tenant must either be investment grade or can obtain a “shadow” investment grade rating, no exceptions
- Minimum primary lease term of 12 years with rental escalations, no exceptions
- Any market in the United States
- All asset types will be considered
- New construction and build-to-suit forward commitments for up to 18 months, with no interest rate risk to seller
